Private and Exclusive Sales: Not always a good idea

Lets face it a private or exclusive listing sounds pretty fabulous doesn’t it? If you don’t know what I am talking about it is when a Real Estate company keeps your listing “in house” or “private” only in their firm and then they share your property ONLY with their agents and their clients – THAT IS IT. . Your home that you are paying top commission to sell will not be listed on the Mulitple Listing Service or internet which will severely limit your exposure to all the potential buyers. This will significantly limit the number of qualified buyers who even know about your house Not sounding so fabulous now is it?

THE SIMPLE FACT IS, LIMITING EXPOSURE REDUCES DEMAND AND LESS DEMAND CAN MEAN A LOWER SELLING PRICE.

It sounds sexy to do a private or in house listing – quick sale, not many people through the house, and less hassle. However, the reality is it is more than likely in the best interest of the real estate broker and rarely in you, the sellers, best interest.

Here are the 4 things to consider:

  2. Limits the pool of qualified buyers and agents.
  3. Reduces the demand for your home.
  4. Lower demand can impact the sales price.
